SunL Group is coming out of about 75,000 square feet of space near Royal Lane in Farmers Branch and going into a 207,000-square-foot building in Irving The facility, at 8551 Esters Blvd., was developed in 1988 as a build-to-suit for Harcourt School Publishers, an Orlando-based textbook company. Harcourt moved out 10 years later to a newer and larger 430,000-square-foot building on Interstate 35 E in Lewisville. SunL has signed on for the long term, as the building was acquired through an affiliate, Twin Lake Investment L.L.C. Led by May Zhou, SunL was launched in North Texas about six years ago and now has operations in Houston, Edison, N.J., and Los Angeles, as well as Shanghai and Ningbo in China. Zhou said the growing company's goal is to compete with Japanese manufacturers. Besides dirt bikes and motorcycles, SunL also sells go-karts, mopeds and mobility scooters, as well as parts. Rick Medinis with NAI Robert Lynn, who along with Tyson Erwin represented SunL in its search, said the company initially considered a build-to-suit. "We just dug a little deeper into the existing options and found this property," he said. "It's a marquee building with great access to the airport and other amenities. There's nothing magic about it; it's just a good facility that was available for lease or sale." SunL's 75 employees will move to the Esters Boulevard facility in September
