    Grand Designs, when building a house with one less bedroom than you'll
    now need.

    Looking for property is as much fun as selling a car. It involves contact
    with the great general public. God give me strength (there is no Ged).

    Estate agents rank right down there with recruitment agents, traffic wardens
    and members of Brake. Somewhere there is a giant vat of primordial green
    slime where some sick **** cultivates these utter cunts.

    Engage a less pikey Estate Agent. Such a pity you can't choose the agent
    for the vendor.

    The setup we are using to sell ours appear, from first impressions, to
    be slightly higher up the evolutionary tree. One of the main partners
    spent a long time with us discussing our requirements for the new
    property as well as looking round ours. He even went as far as saying
    not to bother going to market until after Xmas unless we had found
    something we really liked - but then we had (now already sold!). His
    thoughts on initial asking price were pretty much in line with mine
    (been researching on Zoopla etc.), and another of the three valuations
    we have got. The third was well in to very quick sale just to turn a
    penny territory.

    The other partner spent a long time doing the photos and did some
    detailed touches arranging stuff and what I would call in advertising
    jargon 'signifiers' before taking them. Also took several photos of the
    garden.

    But then you get what you pay for. Having said that, the only time an
    Estate Agent earns their money is when they have to keep a long and
    complicated chain together. Our last move was a corker in that respect.
    My Solicitor said it was the worst and most fragile chain he had ever
    dealt with. Nearly fell through at the very last minute (matrimonial and
    mortgage problems).

    I hate moving. Still, every chance this will be the last time (other
    than to a gimmers' home or funeral parlour).

    In my experience estate agents are great right up until they've
    guaranteed they will get their commission, thereafter they are shit.

    My theory is that they don't really care about individual customers -
    you're really quite unlikely to move often enough to encounter the same
    estate agent again. The people they care more about cultivating good
    relationships with are those that will give them repeat business - ie
    property developers. So they are not really on the side of the average
    customer.

    I've found estate agents much of a muchness. Some are better than
    others, but none to get in a lather over.

    Solicitors, however, want fucking shooting.

    A small sample size IME, but there are some round here I would never
    recommend.
    Whereas, I am hoping the one I used last is still in business. I've used
    him on the last three moves. Younger than me, so hopefully not retired
    yet. Once again, there are local solicitors I wouldn't touch with a
    barge pole. TBF, I also found a very good one to deal with my father's
    estate, who I would recommend to anyone.

    I'd bet there isn't a single one of them wants shooting. Some may *need*
    shooting, but as in every walk of life, not all of 'em.
