Looking for industrial units (way OT)

This is mainly of relevance to those living in Bedforshire,
Northamptonshire and possibly N.Herts or Cambridgeshire.

I'm looking for a small (1000-1500 sq') industrial unit somewhere near
to Bedford. I've done the googleforthefucker bit and had a scan of the
local papers but in all honesty I'm not having many results. We need
somewhere that's pretty secure so not backing onto the local badlands
and it's ultimately going to be used as a small machine shop, a
storage area for a lot of portable machine tools and as a base for me
to pimp myself and my minions out from. It'll probably be left empty
for periods of up to 4 weeks at a time because I'll do the office work
by diverting calls to a mobile and using my laptop in stinking hotel
    rooms.

At the moment Bedford Borough Council are looking pretty good in that
they've got a number or useful looking places that aren't too pikey
but not too expensive either. I'm not going to be paying for the place
and my employer initially wanted to buy somewhere but apparently the
final choice is mine and I'd sooner rent somewhere for a while and
then look to invest a bucket load of their cash in somewhere when I
know how much profit we're making.

Where else do I look, what nasty stuff should I avoid and how much of
my budget will go on bastard agency fees rather than expensive toys
for me to play with? Some of you must have a few suggestions and I
promise I won't expect volunteers to lay concrete for me like that
    Nigel Eaton did.

Try Olney Industrial Estate, central to MK, Bedford & Northampton.

Olney's a nice place, I used to work there, many moons ago.

Ta. I'd not seen a link to hadlands before.
I used to get pissed there years ago. It's a small world.

There's a place in Watford called WENTA (Watford EnTerprise
Association or something) that offers such things. Too far south
for you, I know, but I've a feeling they're part of a national
network, so there may be a Bedford equivalent (BENTA?).

    Alternatively, there's a national gubmint-run small business
help network called Business Link- your local office may be able
    to give you some pointers.

Wizard () gurgled happily, sounding much like they
    were saying :
Business Link *is* the national network that WENTA is part of...
