It's sad, really.

Bad form, I know, but I think you have to have access by stairs, rather
than a ladder, to class it as a bedroom.

Border collie from a Welsh farm - you would be saving one from a watery

There are 3 rooms in the attic, so without them it would only be a 4
    bedroom.
Good on ya, it's nice to see people doing it in the spirit of the thing.

Oh. You might want to ignore my other post then.

Where you off to? You haven't been in current long.
Is it those dodgy neighbours with the motorbikes?

When selling a house you can only declare an extra room (bedroom or
otherwise) if planning permission has been granted.

  7. Given that a lot of attic conversions are deathtraps in the event of a
fire, I'd be bloody careful about sleeping in one of them.

    Too right.
I've just had a look at loft conversion building regs. Understandably
    they're quite strict about access.

Ahh, there you go, you see; my vaguely remembered quasi-fact from an
    unreliable source had some foundation.

Even if it's done under building regulations and not formal planning

I think even if carried out according to building regs, planning
    permission is still require

A quick google proves I am talking shite.
Building regs *have* to be complied with in all cases. Planning regs
are required in certain regions, but advice has to be taken from the
    local authority.

Access to the attic is via the main stairs, no ladders involved.

Anyway, the 3 attic rooms are going to become the 2 studies and the
library - bedrooms will be on the floor below.

Well the place we're looking at is about 5 miles down the road, which puts
it in the village I grew up in, within walking distance of my parents place
and the pub we go to for 99p-a-pint night.

The dodgy neighbours are just getting worse now that he's a dole-wallah and
she's some sort of student. And they've got a poncy 4x4 and a geet big
    Alsatian.

  17. The main problem was older loft conversions pre-regs, where any old joe
soap could erect an open stairway up to the new bedroom(s). Many such
conversions are still around and have never been brought up to current
standards with a top landing and doors to the bedroom(s). Egress in the
event of a fire is another matter needing condsideration.
Knock all the upper walls down and have a proper home cinema on the top
    floor.

Works for me (rather, it will, once I get a tuit).
