Why not just measure the room in metric and work it out from there? It's got
to be easier - although possibly not as entertaining

 

Becuase the plans I have are in Feet and Inches.

I cant get into the place to measure up yet, but am buying stuff in, in
advance.

You need to divide _both_ mm measurements by 1000 to get m2, YTC.
