    I would concur. A large proportion of the new build houses in Cardiff
    Bay were bought as BTL. It's gone a bit tits-up with some developments
    being mothballed or cancelled as there are loads of empty apartments.
    Many landlords are resorting to letting them to students which gives
    good cash flow but has high overheads and drives away the DINKYs. Give
    it a few years and they'll be social housing as a) maintenance costs
    will be too high for private owners b) they are too far from the city
    centre for those that want central apartments and c) not far enough out
    for those that want to live in suburbia. JD Sports, Argos, Asda &
    Morrisons have built shops nearby which suggests they have come to the
    same conclusion as me...

    slightly embarrassingly, the nearest "big shop" to me (as opposed to
    the Somerfield in the petrol station down the road) is now a Lidl.
    Fortunately it's only another 2 minutes further to get to M&S and
    Waitrose.

    More fool them, then, for buying themselves into VERY expensive and long-
    term contracts for things they didn't understand.

    I'd class anybody who takes out a mortgage for more than the current
    value of the house they're purchasing as a speculator. They're hoping
    that within 24 months that house will be worth more than they've
    borrowed and they can go and do it all again.

    Before the bubble burst it was common to see two almost new cars
    outside every starter home and nobody will ever persuade me that a
    high percentage of those cars hadn't been paid for with money borrowed
    against the house.

    Btw, I don't see a problem with people buying a house with a view to
    renting it out because there'll always be people who need rented
    accommodation but I do see a problem with people ending up with debt
    they can't service because of it. I'd disqualify them from ever having
    a mortgage again and let them pay the stupidly high rents they'd been
    charging before they fucked up.

    No. Just make sure that the purchaser stumps up a sensible deposit and
    stop lending more than the value of the property.

    Hang on, they've done that since the last big **** up.

    Lloyds wasn't fucked until its CEO got conned into bailing HBOS.

    If HBOS' loan book had been valued at a realistic carrying value,
    rather than using their own somewhat optimistic view of loan loss
    provisioning, then Lloyds wouldn't have touched them with a
    barge-pole.
    Very few, if any. Then again, many did very well out it, thank you
    very much. As did many fund management organisations.

    I think it probably does.

    While plenty of people would move to a decent area and commute into
    London the house prices where you live stay low. Go figure.

    snobbishness aside, the main problem I have with Lidl is that their
    stock is fairly random. Plus they only ever seem to have one till (out
    of 4) open. Their fresh produce is perfectly OK, mind - way better
    than the likes of Morrisons or Asda.

    Indeed. You couldn't rely on them for a "big shop" for a week of groceries.
    Great for a top-up shop where you want something for that evening without
    being to fussy what that might be. As Ace's bottle recycling bin will
    testify, they stock some reasonable plonk, although the 2 bottles of decent
    burgundy were sourced in LeClerc.
