    0.5% according to the BBC, which is essentially flat.

    So, slowdown, flatten, whatever you want to call it. But not a crash.
    Probably need a big external event to push us into that.

    Oh, I understand why you had it in there - my attitude to such people
    would be "**** them", and I found it a bit of a poor show that you were

    Yeah. That rent was set in 2001. I was a good tenant, so I imagine
    he was happy to get perhaps a little less than market rate. In fact,
    a letter telling me the rent would go up to £810pm crossed with my
    letter giving them notice :)

    cheer up, it probably won't happen unless something like, you know, a
    major terrorist attack happens in the UK.

    What are the chances of that, though.

    I can think of two:

    1) Several potentially cheap sources of foreign labour are joining the
    EU, pushing more manufacturing jobs abroad.

    2) This tax year the US IRS are allowing companies to "repatriate" funds
    from foreign subsidiaries without paying tax on it... oops there goes a
    lot of spare funding, in a lot of corporates.. The effect cascades
    through the market place, leading to a general slowdown.

    But I could be wrong.

    It does seem that way.

    Of course, to get back to the original point that was
    'property as a pension fund', it doesn't really matter
    whether my rental income covers the cost of the mortgage
    for that particular property[1].

    As long as (Mn + Mr - R) <= Mo
    where:
    Mn = new mortgage on my flat
    Mr = mortgage on 2nd flat
    R = rental income
    Mo = old mortgage on my flat

    then I'm OK.

    [1] The mortgage on the rental property is 400/month.
